美國房價(jià)近年來上漲快速，相關(guān)數(shù)據(jù)顯示，相比2009年已經(jīng)上漲了近30%，尤其是位于加州的洛杉磯成為房價(jià)漲幅**的城市之一。在截至今年8月份的12個(gè)月內(nèi)，標(biāo)普/Case-Shiller 顯示的20個(gè)大城市房價(jià)指數(shù)攀升5.1%。據(jù)全美房產(chǎn)經(jīng)紀(jì)人協(xié)會(huì)統(tǒng)計(jì)，從2014年第二季到2015年第二季為止，中國投資客已在美國買下總成交額高達(dá)286億元的房產(chǎn)，不論在房屋數(shù)量及總金額方面，都創(chuàng)歷史新高。



　　現(xiàn)在投資美國房地產(chǎn)，還是好時(shí)機(jī)嗎？ 鄒亨瑞對搜狐財(cái)經(jīng)表示，2008年金融危機(jī)時(shí)，美國的房價(jià)大幅下降，平均降幅達(dá)35%左右，有些地方下降更多。過去三年房價(jià)上漲較快，但美元持續(xù)升值，美國經(jīng)濟(jì)復(fù)蘇強(qiáng)勁，呈現(xiàn)慢牛態(tài)勢，這種情況下房價(jià)會(huì)隨著經(jīng)濟(jì)增長而走高，未來房價(jià)漲幅可能放緩，卻仍然有上漲空間，現(xiàn)在投資美國房地產(chǎn)是不錯(cuò)的選擇。他同時(shí)建議，投資海外可以分散投資，房地產(chǎn)、債券基金等都是不錯(cuò)的投資方式。



　　鄒亨瑞透露，就國人美國投資買房具體來看，當(dāng)前有兩種投資模式，2/3的中國投資客都是現(xiàn)金全款買房，另外還有1/3是貸款買房。他表示，在美國貸款買房比較劃算，有的投資客通過銀行貸款，能貸到總金額70%。如果個(gè)人去美國投資買房，他建議多用貸款方式。“美國是一個(gè)信用國家，多用貸款，會(huì)帶來較好的信用記錄” ，鄒亨瑞說。
